Changing agencies is a very easy process as we do all the hard work for you. Simply contact our office and we will provide you with a management agreement and a transfer of management letter. We then forward the management letter to your current managing agent. We collect the keys and all relevant information, notify you and your tenants and you can be assured that your property is in good hands. People think that you have to wait until a property becomes vacant before you can change agencies, this is not the case.

Service Guarantee 

We guarantee to provide you with the best possible service in the management of your investment Property. 

  • Your Property will be listed in our Rental Property Guide (in house) and the relevant internet sites as soon as a notice to vacate has been received from an existing Tenant, or when your Property is entrusted to us to locate a suitable Tenant. 
  • We will access our existing prospective Tenant data base and arrange inspections by Tenants who are looking to rent within your Property’s price range and location. 
  • Regular contact will be made throughout the pre-lease period to provide an activity update including comments received by prospective Tenants about your Property. 
  • We will present to the Lessor all applications obtained from prospective Tenants – good or bad. 
  • We will conduct thorough checks on Tenants applying for your Property as permitted by law, to ensure that to the best of our knowledge the information given to us is accurate and that the Tenant will full fill all obligations as per the Tenancy Agreement.  We will also provide you with a coloured copy of the entry condition report
  • We will conduct a thorough internal and external inspection 8 weeks after the tenant has taken possession of the property and then every 3-4 months. We will provide to you a comprehensive report following each inspection (photo’s included). We also encourage our owners to attend the inspection. 
  • We will attend to all maintenance repairs as quickly as reported as per the Management Agreement. We will advise or suggest any ongoing maintenance requirements which will keep your Property in a condition which will assist it to retain its optimum market value and a long term tenant. 
  • On a daily basis, we will carry out rent arrears checks and immediately follow up on any outstanding monies owing. Prompt action in accordance with the Residential Tenancies and Rooming Accommodation Act will be taken. 
  • To ensure a rental bond is maintained at four weeks rent and lodged in accordance with the Residential Tenancies and Rooming Act 2008.
